High-resolution drone inspection of elevated and inaccessible areas, flown by valid CAAS-licensed unmanned aircraft pilots.
Close-range Inspection
At least 10% close-range physical inspection per facing using access methods like gondolas, scaffoldings, rope access. Use of non-destructive tools like tapping rods, borescopes, moisture meter.
BCA Submission & Advisory
Formal document preparation by our Competent Person, submission to BCA and defect remediation guidance.
THE PROCESS
From BCA notice to remediation
Buildings more than 20 years of age and more than 13 meters in height must be inspected every seven years, with specific exceptions. BCA will issue a notice to building owners. The stages for Periodic Facade Inspection (PFI) are shown below.

Receipt of Notice and CP Appointment
Upon receiving BCA notice, the MCST or building owner must appoint a qualified Competent Person (CP) to lead the inspection.

Site Survey
CP, Facade Inspector and drone operator will arrange to do a site survey.

Visual Inspection
The CP and his drone operator conduct a 100% visual inspection of the building facade using drones.

Close-range Inspection
The CP with the assistance of a qualified Facade Inspector, perform a physical close-range inspection of at least 10% per building face using methods like tapping.

Defect Analysis
Findings are systematically categorized according to severity levels, cross-checked for millimeter-level precision and georeferenced against specific facade zones.

Report & Submission
CP signs off and submits report to BCA.

Remediation Support
CP advise and provide support on defect remediation.

Common questions about Periodic Facade Inspection (PFI)
Is PFI mandatory in Singapore?
Yes, PFI is enforced by BCA. For buildings more than 20 years old or taller than 13 metres, they must undergo a comprehensive façade inspection every 7 years. Once BCA issues a PFI notice, the building owner is legally required to appoint a Competent Person (CP) to carry out the inspection.

How long does it take to complete a project?
The standard inspection workflow is Appointing a CP & Securing Permits; Visual Inspection using drone and physical Close-range Inspection using gondolas, rope access, or boom lifts; Reporting to BCA and Remediation for any unsafe defects.
The completion time could take 4 to 8 weeks or more depending on the size and complexity of the building, accessibility, façade complexity, weather conditions, residents coordination and the number of defects requiring close-range verification.
